I am here and happy to help. In fact, I have recently softwashed many, many roofs and share some images with you here.
It's always really nice to see the transformation of a house being cleaned. Especially washing roofs is truy rewarding! It doesn't matter what type of roof covering you have, they all come out beautifully. The most common roofing materials used in Florida are shingles (fiberglass/asphalt and organic/asphalt), metal, tile (clay or concrete), built-up (flat roof, tar or modified bitumen and gravel). If you are interested to know what type of roofs are recommended in the State of Florida, here is a website giving you a lot of useful information on all aspects of roofs particularly in Florida and coastal areas: https://www.roofingcalc.com/best-roof-types-for-florida-and-coastal-areas/ This website ranks roofing materials from best to worst for coastal living, and it goes like this:
Black Streaks on Asphalt Shingle Roofs Asphalt shingles holding the last position on this list has to do with one important fact: Asphalt shingles are made in part of limestone. Mold has an appetite for limestone. So when manufacturers started mixing limestone with the asphalt shingle mix about 20 years ago to add weight, the streaking began. Manufacturers have begun moving away from limestone but thousands of homes are left with shingles that contain limestone — and black marks. If left untreated, experts say the streaks can lead to premature rotting of the shingles. Those stains can diminish the value of the house as it looks less appealing and is said to raise the electricity bills because the black streaks make the attic getting much hotter. Most black streaks on homes can be found on the northern slopes where it stays wet and darker, which is conducive to bacteria growing. Improved Curb Appeal through Roof Cleaning So, besides of the actual decay of roof material, a clean, spotless roof makes such a difference to a house as it significantly improves its curb appeal. Particularly if you plan to sell your home or want to make your business more appealing to customers, pressure washing is the right thing to do. But not just that, houses do need regular cleaning of their rooftops as they are prone to many undesireable influences from Mother Nature. Constant sunshine beating down, salty air in coastal areas, tropical rainfalls leave the roof prone to accumulate mold, mildew, algae, dust and dirt and everything that falls off nearby trees or the wind blows it's way.
